The UAE Golden Visa and Dubai tax, honestly.

The short version

Ten-year renewable residency from AED 2 million (about US$545,000) in property, in a country with no personal income tax. It is the strongest pure tax story of any major programme — and it only pays if you genuinely base yourself there. Here's both halves.

This page is general information and reflects my experience and opinion. It is not tax, legal or financial advice — that comes from the regulated specialists I introduce.

What the UAE Golden Visa is

The Golden Visa is a ten-year residence visa, renewable, with no local sponsor required. It covers your spouse and children on the same application, and it doesn't lapse if you spend long periods outside the UAE — which makes it a practical foothold as well as a full relocation route.

The most used route is property of at least AED 2 million — roughly US$545,000 — in Dubai, Abu Dhabi or the other emirates, and mortgaged or off-plan property can qualify subject to conditions. There are parallel routes for substantial bank deposits, business founders and people with recognised specialist talent, each with its own criteria.

The money angle

WhatThe position
Personal income taxNone. No tax on salaries, dividends, interest or rental income for individuals.
Capital gains & inheritanceNo personal capital gains tax; no inheritance or estate tax.
Corporate tax9% on business profits above AED 375,000 — among the lowest headline rates anywhere — with a 0% rate on qualifying income for qualifying free zone companies.
The practical drawA global banking and business hub, a stable dollar-pegged currency, and company set-up that can sit alongside your residency.

For a business owner or someone living on investment income, the arithmetic is simple and dramatic. That's why Dubai keeps appearing in every "where the wealthy are moving" headline.

The honest part — what it takes to benefit

The visa gives you the right to live in the UAE. The tax benefit arrives when the UAE genuinely becomes your tax home, and that is a test, not a stamp. Broadly: 183 days' presence in a 12-month period makes you a UAE tax resident, or 90 days combined with a permanent home or a business there — but for a treaty-based tax residency certificate, the kind your home country's tax authority will care about, the authorities generally expect the full 183 days.

And leaving matters as much as arriving: your current country has its own rules for when you stop being tax resident, and they don't switch off because you bought an apartment in Dubai. For US citizens, nothing here changes US worldwide taxation at all — the American rulebook is its own subject.

The honest rule: buy the visa for the option and the base. Count the tax saving only from the day the UAE is genuinely where you live — and plan both ends of the move with regulated specialists first.

UAE or Portugal?

They answer different questions. The UAE is the strongest pure tax play, for someone genuinely willing to base themselves there — with no path to an EU passport. Portugal is the route to living rights in Europe and, in time, EU citizenship, on about seven days a year — with tax advantages of its own under IFICI if you do relocate. Many clients weigh both; some hold both, the UAE as the tax home and Portugal as the European option.

How I can help

I work in association with Holborn Assets, which is headquartered in Dubai — the UAE is the network's home market. That means introductions to the people who do this every day: property, visa processing, company set-up and regulated tax and financial specialists on the ground. I give you the honest comparison across programmes; the regulated advice comes from them.

Jason Swan is a Portugal Golden Visa and citizenship by investment specialist, based in Albufeira and working in association with Holborn Assets. Jason provides programme information, coordination and specialist introductions; he does not provide tax, legal or financial advice. Figures — including the AED 2 million threshold, tax residency tests and corporate tax rates — are accurate as of 26th October 2026, change with the rules, and are confirmed with the relevant regulated partner before any client commits. No outcome is guaranteed.

Frequently asked questions

There is no personal income tax — no tax on salaries, investment income or capital gains for individuals, and no inheritance tax. Businesses pay corporate tax of 9% on profits above AED 375,000, with a 0% rate available on qualifying income for qualifying free zone companies.

No. The visa gives you the right to live in the UAE. Tax residency is a separate test — broadly 183 days in 12 months, or 90 days combined with a permanent home or business there — and for a treaty-based tax residency certificate the authorities generally expect 183 days. Your home country's exit rules also apply.

Yes, mortgaged and off-plan property can qualify for the AED 2 million route, subject to conditions that are confirmed case by case with the partners on the ground before you commit.

They do different jobs. The UAE is the strongest pure tax play if you'll genuinely base yourself there; Portugal is the route to EU living rights and, in time, an EU passport on about a week a year. The right answer depends on where your life's centre of gravity should sit — which is exactly what the assessment and a consultation work out.
